At Leiper’s Creek Timber Frames, we started with a simple belief that building should be as meaningful as the spaces we create. Our roots run deep in time-honored craftsmanship, blending tradition with modern precision to craft structures that last.
We design and build heirloom-quality timber frame homes, private lodges, and statement outdoor spaces. Every beam, joint, and detail is shaped with intention, artistry, and built to endure.
ARE YOU A HOME BUILDER? +
We’re not general contractors or home builders, but we’re ready to collaborate with your team. We can design and provide the timber frame, helping bring your dream to life with our expertise. We can work with your architect to find the best way to incorporate a timber frame into your construction plans.
HOW CAN WE PROJECT COSTS? +
It truly varies! For simple structures like pergolas and pavilions a large portion of the cost goes directly into the timber frame. Larger structures, such as homes, barns, and event spaces, need careful attention. We protect your costs with our $500 conceptual design. Any Subcontractors involved (for items other than the timber frame) will have a 3D model to reference. They can use this model to bid on your project after reviewing our designs, plans, and material selections. This keeps your budget protected and your dream alive.
WHERE DO YOUR SERVICES BEGIN AND END? +
We can begin installation after the foundation is built. We typically leave a site when the frame is complete. Our crew ensures the frame and job site is prepped for the next contractor to begin enclosing the frame. While the job is done, the relationship does not end when our trailer pulls away. We love seeing project updates and photos as you furnish your dream.
CAN PROJECTS BE EXPEDITED? +
The quicker you gather your team of General and Subcontractors, the faster we can get started on designs and order your timbers. Timely payments help designs move quickly from renderings to manufacturing.
Our shop time and manufacturing follow a set queue based on finalized designs. However, our design team is quite flexible. We can usually capture your vision within 10 business days.
Our ready-to-assemble kits that do not require modifications are usually available in 3-5 weeks.
WHAT REGIONS DO YOU WORK IN? +
Our home base is in Tennessee. We also take on projects in the Midwest, including Kentucky, Missouri, and Kansas. We service the entire United States and our kits ship nationwide. We price custom builds and install based on the project location.
WHAT WOOD TYPES DO YOU WORK WITH? +
Eastern White Pine, Douglas Fir, and White Oak. Each species has its own unique characteristics and benefits.
DO YOU USE OTHER MATERIALS? +
We’ve carefully vetted our suppliers for the three species we offer – Eastern White Pine, Douglas Fir, and White Oak. All our timbers come from responsibly managed forests. Whenever we can, we prefer to use local and American materials.
If we cannot guarantee the quality of timber, we won’t use it. This prevents quality control problems before the timber reaches the job site. This saves on shipping costs and fitment issues.
